Roofing in Chisholm, MN
On 5 September 1908 a fast-moving forest fire obliterated Chisholm. The town had more than 6,000 people and around 500 buildings, nearly all of them wood, and many residents survived by going into the lake. Nobody died. Afterward the town tightened its building requirements, and more than seventy fireproof buildings went up the following summer.
That rebuild is still the town. Of 2,167 housing units, 983 predate 1940 and 410 date from the 1950s, and the median year built is 1945, the second oldest we work with. The Census Bureau records no units at all built here between 2000 and 2009, and 125 in the 2010s, and there is not a single manufactured home in the city. Chisholm became a city in 1934.
So Chisholm is a place that raised its standards after a disaster and then largely stopped adding to itself. What that produces is a coherent stock, which is genuinely useful for diagnosis, and an aging one, which means most roofs in town are on their third or fourth covering over an original board deck.
The snow load argument lands harder here than most places. Minnesota sets the ground snow load for St. Louis County at 60 pounds per square foot and calculates the design roof load at seventy percent of that. On 14 December 2022 Chisholm recorded 24 inches, the high report for all of central St. Louis County.
Hail here is large when it comes. Storm Events logs 2.5 inch stones over Chisholm on 12 June 2024 and 2 inch minutes earlier the same afternoon, with 1.75 inch on 19 July 2003 and a 60 mph gust on 25 August 2003. Two and a half inch hail is roof-replacing hail, and the date is worth quoting to an adjuster.
With 4,775 residents Chisholm is well above the population at which the state permits a city to step back from code administration, so there is a permit and an inspection record on your house. On a stock this old that file is frequently the quickest way to establish when the roof was last done.
The Minnesota Discovery Center and the Iron Man Memorial stand at the edge of town and both exist to explain what the ore did to this country. What it did to the housing is that everything arrived at once, and it will need replacing at once, which is a reason to plan a roof rather than react to one.
About Chisholm, MN — and why local matters here
Chisholm sits in St. Louis County with a population of roughly 4775, close enough to Duluth that crews move between the two constantly. Local landmarks and corridors residents know well include the Minnesota Discovery Center, the Iron Man Memorial statue.
Local knowledge is not a marketing line here. Chisholm properties share soil, weather, permit rules and construction eras with the rest of St. Louis County, and a roofing contractor who works the area weekly already knows what fails locally and what holds up. That is the difference between a bid and an accurate bid.

Roofing work we do in Chisholm, MN
Duluth Roof Pros covers the same range of work in Chisholm that we do in Duluth — nothing is carved out because the address is a few miles up the road:
- Roof Replacement — A replacement here begins with a map of the roof, not a shingle brochure. Duluth stacks roughly eight hundred vertical feet between the harbor and the hilltop, and a house near the crest sees a different wind than one four blocks downhill.
- Roof Leak Repair — Most leaks we chase in Duluth do not enter where the stain appears, and a surprising number only run during weather from one direction. That second fact is the useful one, and it is the first question we ask on the phone.
- Storm Damage Restoration — After a big blow the phone rings from every neighborhood at once, and the honest truth is that only some of those houses are damaged. Sorting the two groups quickly matters more than getting to all of them fast.
- Hail Damage Roofing — Hail is a real hazard on this side of Minnesota but it is not the hazard that defines our roofs, and pretending otherwise sells people the wrong product. Duluth's storm risk is weighted toward wind off the lake, and hail here tends to be occasional rather than seasonal.
- Wind Damage Roofing — This is the page the rest of the site argues from. Wind off Lake Superior is the load that decides how a Duluth roof should be built, and almost every failure we are called to began at an edge rather than in the middle of a slope.
- Roof Inspections — An inspection that reports one condition for a whole roof has thrown away the most useful thing about a Duluth house. Our roofs age unevenly and predictably, and a report that records that unevenness is worth several times one that does not.
